Pre-Listing/Seller’s Inspection
Make sure you know what type of condition your home is in before you list it on the market. Taking the time to get a Pre-Listing/Seller’s Inspection is the perfect way to arm yourself with the knowledge needed to command a higher sales price. You’ll also be able to avoid future complications that are associated with a bad Buyer’s Home Inspection. After all, you’ll have the ability to either repair, replace, or disclose any problems discovered during the Pre-Listing Inspection.
Mold Samples/Testing
Mold is a major allergen, and it can also cause extensive damage to your home. Detail Home Inspection holds an IAC2 Advance Mold Certification, which means we’re properly trained and qualified to gather mold samples. Once this process has been completed, we’ll get the proper testing conducted to help verify whether or not the house currently has a mold problem.
Air Quality Samples
The quality of your indoor air can have a major impact on your overall quality of life. Poor air quality can lead to allergies and other medical issues. With this add-on inspection service, we’ll take air quality samples and let you know if an issue exists. If so, you’ll gain valuable information that should be discussed with the seller before you decide to either move forward or walk away.
Asbestos Samples/Testing
Our home inspector can take samples from the ductwork and other potential asbestos hotspots. Once these samples have been obtained, they will be sent to a professional testing service. We will report back to you as soon as possible about the results of this test. If asbestos is found in the home, you’ll want to discuss a remediation plan with the seller before you move forward.
Water Testing/Samples
You deserve to know the quality of the water your family will be drinking, cooking with, and bathing in. Whether you’ll be using city water or well water, we can collect a water sample and get it professional tested. If issues are found, it’s wise to have the well or pipes cleaned/replaced as needed in order to protect your family’s health. Please note that the water supply in some Chicago neighborhoods has tested positive for lead.
Re-Inspections
The seller is likely to push for a quick close after they’ve taken care of the items on your home repair addendum. Don’t let this prevent you from getting a Re-Inspection, though. After all, you should get the necessary time to verify that everything has been completed to your satisfaction instead of merely taking the seller’s word for it. Re-Inspections can help buyers avoid getting stuck with repair bills shortly after closing on their new home.
Loan Draw Inspections
Lenders do not usually release the entire budget for new home construction at the beginning of the project. Instead, they require periodic inspections before they’ll release the latest requested loan draw. These inspections let the lender know if the project is on-budget and on-time. Any problems that are found will be worked out between the lender, builder, and buyer before additional funds are released. This protects the buyer’s best interests as it prevents the builder from wasting a lot of time and money.
New Construction Inspection
In an ideal world, a newly constructed home would be 100 percent perfect. Unfortunately, that almost never happens.
